Showing
It's our job to make sure anyone who looks at your property is pre-qualified. We will work with you to create a showing routine that you are comfortable with. We won't just invite agents to bring buyers without talking to them and making them aware of all the reasons your property is something special. And if your property needs a guided tour to be appreciated, your listing agent will be there at every showing.

A buyer's agent is your advocate in negotiations on the property you want. We can advise you on what things may be negotiable, and which ones probably aren't. We can show you analysis that can indicate what the right price for a property is in the current market. And once the deal is made, we'll keep tabs on the progress of the sale and walk you through every step until closing.

The New Rules
You've probably read about the court settlement that affects both buyers and sellers.
What does it mean? At its core, it reiterates that commissions are, and always have been, negotiable.
The result? It has opened the door to sellers refusing to pay a buyer's agent.
That cost is then borne by the buyer -- and is an added cost to buying a home.

As a member of the NYS MLS, UCR is not bound by the NAR court settlement, but we are thoroughly versed in what it means and will help you understand how it impacts you.

For Sellers
Sellers are experimenting with the new rules, offering reduced, or no, compensation to the agent who brings them a buyer. The impact, so far, is that some buyers have to look at "less house" to afford the new cost of paying the agent who is helping them find one.
That rules out properties that, until now, they might have considered.
Can buyers make an offer contingent on sellers paying their agent?
They can. And they are.
Whoever pays the buyer agent, we, as seller agents, will be working to find you a qualified buyer and get you the best possible price on your property. Our job is also to help you understand the advantages and potential issues, whatever you choose to do.

For Buyers
Some real estate consultants are now required to get a signed buyer agency compensation agreement up front.
UCR does not require that.
But it's still a good idea to understand what they are.
There are two kinds - exclusive and non-exclusive. Exclusive ties you into a relationship with that realtor for a set period of time. Non-exclusive agreements specify the relationship exists only for the properties you see together, and those properties are listed on the agreements. You can move on to another realtor for another property at any time.
We believe you should be free to work with the agent you want to work with - not the one who has you locked up in a contract. We will help you understand the ins and outs of the new rules, and how they work. It may be that the seller will pay some, or even all, of a buyer agent's compensation. We will take it on a case by case basis. But we'll be working to get you the very best deal on the property you want, whoever pays.
